Our Real Estate Update July 2026


The GTA housing market moved into a steadier rhythm in July, with activity easing slightly after the stronger pace set earlier this year. The average selling price came in at $1,003,956, down 4.5 per cent from July 2025 and in line with recent months. Sales activity held close to last year's level, with 5,995 transactions completed during the month — down just 0.9 per cent year-over-year, even as monthly volume moderated from June's stronger showing.

New listings pulled back compared to a year ago, and active listings settled at 26,098 — still a healthy 47 per cent above the 10-year average for July, giving buyers plenty of selection to work with. With more homes to consider, buyers are taking a little more time to decide: the average days on market ticked up to 32, from 29 in June. The coming months should bring more clarity as the market heads into its traditionally busier fall season. For now, buyers are enjoying solid selection and room to negotiate, while well-priced, well-presented homes continue to attract serious interest.
